Diesel Generator Unit 2 required service. Repaired and flushed cooling system. Set engine overhead and load test. Replaced radiator.

Tower Condominiums - Each floor of the buildings is divided into separate residences and/or offices. The facilities are equipped with diesel powered generators. Most of the generators are complete units installed on skids, located in an isolated room. The generators supply power to vitals systems such as elevators, common area lighting and building safety systems when power is lost.

Generator Maintenance at Englewood Condo

We were able to assist a client with generator needs. Often there are steps that must be completed to isolate a component within a system that does perform to specifications.

Following tasks were completed on initial visit:

Annual planned maintenance (PM) including:

Changed engine oil
Replaced engine oil, fuel filters
Systems inspection

Cooling System Repairs Included:

Replaced all hoses and clamps
Flushed the radiator
Installed a block heater

Set Engine Overhead.

Install Battery Boxes and Covers.

Load Bank Test for Two Hours - Test was conducted to verify coolant system was operating to specifications.

Engine operating temperature above specifications identified during load bank test. Follow-up services provided were:

Drained coolant and remove radiator
Installed new radiator
Filled with coolant
Started and conducted load bank test
Monitored engine parameters

The generator set performed to specifications. Customer elected to continue service with a PM contract for both generators. Contracts span through a calendar cycle. Two years is initial coverage time. Each year:

Quarterly Maintenance - Every three months a 30-point inspection is performed. A generator functional test followed by analysis of coolant and engine oil
Annual Maintenance - Every year 30-point inspection with engine oil and oil filter change. Oil and coolant analysis performed. Four-hour load bank test monitoring engine and generator parameters
