Colorado Springs Generator De-installation & Removal

Customer Communications

The client requested us to visit their facility and provide a Scope of Work (SOW) for removal of a generator and its supporting systems.

Industry

The commercial building housed a traditional office for a large local company. The tenant was moving to a new location and all items needed to be removed. An office related demolition company reached out to us for assistance in removing the generator. Many commercial properties and standard office buildings have an indoor backup or emergency power system. These generators require auxiliary systems to operate. Fuel, exhaust, and cooling systems of some type are used in every installation. If a complete de-installation is completed Automatic Transfer Switches (ATS), distribution panels, and all connecting wiring is removed.

Facilities that have critical power requirements, such as hospitals and data centers, can have multiple generators and advanced control and distribution panels. Many have uninterruptible power supplies that must be disconnected and removed as part of the backup power package. Generators can be located in spaces that are not easy to access. The access can be so limited that some disassembly may be required.

Removing the generator and all of the associated auxiliary equipment can be a process with multiple steps. The size of the building and the purpose of the backup power system determine the amount and types of equipment for removal. Hazardous liquids must be disposed of in accordance with Federal, State, and Local regulations

Services Provided

We provided a site survey, and our team completely de-installed an emergency generator and associated auxiliary systems. We supplied all of the heavy equipment that was needed to complete the job. The team arrived in a local service truck with a de-install trailer in tow, and we also brought a local delivery truck with a forklift.

The project required multiple steps to complete. The steps are divided into groups with a brief explanation below: Drained and Loaded Generator Fuel Tank

Assessment and Presentation

We arranged a time with the customer to perform an initial inspection. During the inspection some of the checks we completed were:

Determined what equipment needed to be removed and the tools to complete the task
Inspected the room location to determine the best removal
Checked fuel tank level to determine the amount to removed prior to shipping
Determined the method of removal for engine exhaust system removal
Determined method of removal for the HVAC system

During the assessment, we conducted a photo shoot to document all of the equipment and its location. Using the photos and data gathered in the assessment, our staff created a SOW for the project. During the creation of the SOW, many factors such as the amount of equipment for removal, diesel fuel removal, and HVAC refrigerant reclamation were figured.

We met with the client and provided an in-depth SOW. Each point in the statement was explained to their satisfaction. After all questions were answered the de-installation date was set.

Generator and Fuel Tank Removal

The generator and fuel tank configuration closely resembled those used in a sound attenuated container. The fuel tank is enforced with a heavy framework that supports the weight and vibration of the generator when running under loaded conditions. This configuration is a space saving design. The following systems were disconnected from the engine.

The generator was then disconnected from the fuel tank and lifted off, transported outdoors, and loaded for transport. Fuel in the tank was pumped into a temporary holding tank located on a trailer. Once empty, the tank was maneuvered outside and loaded on a trailer for transport.

Auxiliary Systems and Equipment

Any equipment that supports the operation of the generator and emergency power distribution system was included. Fuel tank and supply equipment is normally classified as supporting equipment. The design of this system did not use any building installed fueling equipment.

The engine muffler and exhaust pipe were mounted to ceiling framework. Pipe was routed outdoors. The space was narrow and a fork truck was used to slide the exhaust system out of the building. The elevation of the system added an extra level of difficulty to the removal.

The HVAC system was part of the de-installation project. The refrigerant in a cooling system is considered hazardous and must be reclaimed and not discharged into the atmosphere. The cooling unit was disconnected and loaded for reclamation. Any ductwork and supporting wiring were removed to the source.

Once power is generated, it must be distributed to the building electrical grid. The ATS switches generator power to the grid when power is lost. Once utility power is returned the switch reverts to normal position. The switch and all connecting wiring were removed returning the building into one without emergency generator support.

The final steps were to clean the space of de-installation debris. Loaded trucks were routed to the destination and all equipment unloaded. As is often the case on this type of job, spacing was tight and we had to navigate numerous sharp corners, using skates and chains and wenches to fit in odd corners and tight spaces but we are used to that. Generators are usually in odd places like basements, separate rooms in buildings, on top of large office buildings and hotels, or casinos.
